The Altius Private leadership team worked in collaboration with our established client to identify, acquire, and reposition an underused residential building in a premium West-London riverside location.

The strategy was to unlock greater value from the existing property while creating homes that would deliver strong performance over a long-term hold. This approach could deliver operational properties faster than the development of new homes. By bringing acquisition, refurbishment and programme oversight together, the team provided our client with a clear route from sourcing to completed asset.

Following acquisition, the property required considerable refurbishment and reconfiguration to meet the required standard while maintaining control over programme budget and timelines. The challenge was to achieve these improvements while ensuring the finished asset would remain practical to manage and capable of delivering long-term value and optionality at exit.

Detailed surveys informed a refurbishment strategy that made better use of the available space. New kitchens, bathrooms, building services and internal finishes created comfortable homes designed for a high calibre professional tenant. Communal areas, the external façade and surrounding landscape were also enhanced, creating a more welcoming environment.

Clear coordination across contractors and professional teams kept quality, cost and programme performance aligned throughout delivery.

Our client gained a fully modernised asset delivered on time and within budget. In just the short period from acquisition to handover post refurbishment, significant value had been added to the previously underutilised building.
