The client tasked the Altius team with sourcing high-quality and strong performing properties to add their rental portfolio within a defined geographic area. One approach was to acquire a complete residential scheme of apartments for asset management ease and close close management.
The Altius team identified a shortlist of off-market opportunites, with one standout site. Early engagement with the developer created the opportunity to acquire the development through one coordinated transaction, giving greater certainty over capital deployment and leasing strategy.
The development presented a valuable opportunity, but securing the entire development before completion required timely and considered action.
Our client needed to assess the scheme, agree suitable terms and coordinate surveys while construction remained underway. Delays or fragmented decision making could have placed the opportunity at risk. The challenge was to provide sufficient clarity to proceed while keeping negotiations, due diligence and the wider transaction aligned through to completion.
Professional advisers and stakeholders were coordinated throughout the transaction, giving the client one clear and efficiently managed process. This reduced the demands placed on the clients internal team while maintaining momentum through to completion.
Structuring funding that would not create a negative cash drag was important for the client to be able to demonstrate best use of funds to their partners. Financial milestones were agreed with staged payments ensuring project timelines were met. We also agreed access to units pre-handover, allowing our client to launch marketing early and to successfully mitigate unnecessary voids post completion
The result was a strategically important residential asset secured through early market engagement, with the acquisition adding a modern collection of apartments to the client’s long-term portfolio, and providing quality homes for the local market.
