The Brief

Senior members of the current Altius Private leadership team played a leading role in the disposal and repositioning of a large London residential portfolio on behalf of our client, a global investment manager with significant real estate holdings.

The priority was to provide a clear and controlled route through a complex exit, while protecting value across the remaining portfolio and maintaining continuity for occupiers.

Working alongside our clients institutional stakeholders and professional advisers, the team created an adaptable strategy that kept investment, asset management, legal, construction, property management and sales teams working towards the same commercial objectives.

The Approach

Selling a large residential portfolio required more than bringing individual properties to market. Releasing too many homes at once risked weakening demand, while delays or poor coordination could negatively impact values and disrupt ongoing portfolio operations.

The required strategy was one that could respond to changing buyer demand while keeping occupiers, tenancies, refurbishment works and professional teams aligned. The challenge was to maintain momentum without sacrificing value, offering our client clear uninterrupted oversight and the flexibility to adjust the programme if required.

Properties were prepared and brought to market at the right time, with pricing and release decisions adjusted in response to market conditions. Refurbishment, property presentation, occupier requirements and tenancy matters were coordinated alongside the sales programme, helping to maintain continuity and avoid unnecessary delays.

Clear reporting and regular communication kept stakeholders aligned, allowing decisions to be made quickly while balancing commercial performance with the day-to-day realities of the portfolio.

The Outcome

For our client, the result was a clear and adaptable disposal programme that balanced strong commercial performance with the practical needs of occupiers, stakeholders and the wider portfolio.

The programme delivered a successful exit from a substantial portfolio, generating total residential sales of £77,927,591. The client was able to reposition and plan deployment of funds raised into new projects.
